Context and Objectives

This study, commissioned by RATP’s Real Estate Department, aims to establish an investment trajectory for the next 30 years covering the transport operator’s portfolio of office and administrative buildings. Based on the existing asset inventory, this trajectory is designed to strike the optimal balance, given current information, between the ageing of the estate and available technical and financial resources.

Approach and Results

The assignment involves the following steps:

  • Verifying the consistency of data from the asset inventory;
  • Defining the renewal cost structure for specific asset families;
  • Formalising a severity scale for the consequences of asset failure;
  • Determining the current grey debt (hidden renewal backlog) and the level of risk associated with asset wear and ageing/vulnerability for each site;
  • Developing scenarios for managing or reducing the grey debt (deferred maintenance backlog) and projecting indicators of asset wear and ageing/vulnerability.
